Condo Vacation Rentals: Why We Chose to Specialize in Condos

When people picture vacation rentals, they often picture a large standalone home: five bedrooms, a hot tub, a game room, and enough beds to accommodate an entire family reunion.

That’s not our specialty. At Multiporpoise Management, we focus on condo vacation rentals.

Not condos in addition to luxury homes. Not condos when something bigger isn’t available. Condos are our corner of the vacation rental market, and we’ve built our business around understanding how to manage them well.

Today, we manage condo vacation rentals across six communities in Oregon and Washington, from oceanfront condos on the Oregon Coast to riverfront stays in Bend and vacation condos by the beach in Ocean Shores.

It may not be the most obvious niche in vacation rental management. That’s exactly why we like it.

Why condo vacation rentals are different

Managing condo vacation rentals isn’t the same as managing standalone vacation homes. With a traditional vacation rental house, one owner may control the home, yard, driveway, exterior, amenities, and virtually everything a guest encounters.

A condo has more layers. The individual owner owns their unit, but the guest experience doesn’t stop at the front door. Depending on the property, guests may also use shared pools, hot tubs, saunas, hallways, elevators, parking areas, beach access points, landscaping, laundry facilities, and other common areas. Those spaces may be controlled by a homeowners association rather than the individual condo owner.

That means successfully managing condo vacation rentals requires understanding both sides of the equation.

In condo vacation rentals, what’s happening inside matters. Additionally, what happens outside the condo matters as well. We have built our management model around both.

Why are condos often overlooked by vacation rental managers?

There’s a simple reason larger vacation homes can be attractive to management companies: revenue.

A large luxury home that sleeps 12 or 16 people may command a substantially higher nightly rate than a one-bedroom condo that sleeps four. If a vacation rental management company earns a percentage of rental revenue, it’s easy to understand the appeal of managing the larger property. One large home can represent a significant amount of revenue under a single management contract.

Individual condos can be a different equation. They may have lower nightly rates, smaller management accounts, shared amenities the manager doesn’t directly control, and HOA rules that add another layer of complexity.

For some property managers, that makes condos less attractive. For us, it created a niche. Rather than treating condo vacation rentals like smaller versions of vacation homes, we’ve spent years building systems specifically around them.

Condo vacation rentals are our little corner of the market

Multiporpoise Management currently oversees approximately 290 condos across six vacation rental brands in the Pacific Northwest.

Our Lincoln City, Oregon, properties include D Sands Rentals, Sea Gypsy Rentals, and Surftides Plaza Rentals. In Bend, Oregon, we manage Bend Riverside Rentals and Pioneer Park Rentals. And in Ocean Shores, Washington, we manage Polynesian Rentals.

The properties are different, but the basic model is remarkably similar: individually owned condos operating within larger shared communities. That’s the environment we know.

We’ve learned how to market individual units while building recognition for the property as a whole. We’ve learned how to coordinate housekeeping and maintenance when dozens of individually owned units can turn over on the same day. And we’ve figured out how to communicate with owners, guests, onsite teams, and HOA boards without treating them as though they’re all the same audience.

Most importantly, we’ve learned that a condo doesn’t have to be a six-bedroom luxury home to be a successful vacation rental.

It started with one condo

We didn’t sit down one day and decide that condo vacation rentals looked like an underserved market segment. We got here much less intentionally.

Multiporpoise’s story started in 2010 with a single condo at the Sea Gypsy in Lincoln City.

Our founder began renting his parents’ condo on Airbnb as a side hustle. At the time, the Sea Gypsy had recently stopped operating under its former HOA-run condo-tel model. The staff had been laid off, and the lobby had closed.

One condo became more. Over the following years, additional Sea Gypsy owners placed their condos under our management. Eventually, enough owners participated that an entire vacation rental operation grew around the property.

That model worked. So we did it again. And again. Today, the same basic idea connects six distinct vacation rental communities under Multiporpoise Management.

We didn’t choose condos because they were the biggest properties in the vacation rental business. We chose them because we figured out how to make the model work.

Our condo vacation rental properties

Each of our vacation rental brands has its own identity, destination, and guest experience.

D Sands Rentals

D Sands Rentals manages individually owned oceanfront condos in Lincoln City, Oregon. Guests get direct access to the Oregon Coast along with amenities including an indoor pool and hot tub. The D Sands is conveniently located right along Highway 101 in the heart of Lincoln City, next door to the popular D River Recreation Site.

Sea Gypsy Rentals

On the other side of the D River, just across from D Sands, is our flagship property, Sea Gypsy Rentals. The individually owned oceanfront condos combine direct beach access with an indoor pool and sauna.

Surftides Plaza Rentals

Further north in Lincoln City, Surftides Plaza Rentals offers individually owned condos just one block up from the sand. The property provides ocean views from all units, along with shared amenities including an indoor pool, hot tub, and game room.

Bend Riverside Rentals

Bend Riverside Rentals manages condos directly along the Deschutes River in Bend, Oregon. The riverfront location puts guests close to downtown Bend while providing the space and conveniences of a condo.

Pioneer Park Rentals

Next door to Bend Riverside, Pioneer Park Rentals offers condos near Pioneer Park and downtown Bend. Their location gives guests convenient access to the Deschutes River, nearby trails, restaurants, shops, and the rest of downtown.

Polynesian Rentals

Polynesian Rentals manages individually owned vacation condos in Ocean Shores, Washington. The longtime Ocean Shores property, formerly known as the Polynesian Resort, transitioned to an individually owned condo model, and we formed Polynesian Rentals in 2026 to manage vacation stays.

Managing condo vacation rentals

Vacation rental management can sometimes look deceptively simple from the outside. Put the condo on Airbnb. Take reservations. Send a door code. Hire someone to clean it. In reality, keeping condo vacation rentals performing requires a lot happening behind the scenes.

Our rental management operation includes marketing and listing management, professional media, dynamic pricing, guest communication, housekeeping, maintenance, quality control, and revenue optimization. We list properties across major booking platforms while also building direct-booking brands for each community.

That last part is particularly important to our model.

Condo vacation rentals aren’t just Unit 203 on a booking platform. It’s part of D Sands. Or Sea Gypsy. Or Bend Riverside. Or one of our other communities.

Building recognizable property brands allows us to market the destination and the community while still giving individual condo owners an opportunity to make their units stand out.

There’s another side to condo management: the HOA

This is where our niche gets even more specific. We don’t just work with condo owners who want to operate vacation rentals. Multiporpoise also provides association management for condominium communities.

Our association management services include financial management, dues collection, budgeting, vendor coordination, maintenance and repair oversight, policy enforcement, board meeting coordination, and owner communication.

That gives us a perspective that isn’t limited to what happens inside a vacation rental. We understand the HOA side, too. For condo communities, that’s a meaningful distinction.

Vacation rental management and HOA management

Consider an indoor pool at a condo property. From the vacation rental side, it’s an amenity. It’s featured in marketing, guests ask about it, and it can influence whether someone books.

From the HOA side, that same pool involves maintenance contracts, budgets, repairs, rules, insurance considerations, long-term planning, and common-area responsibilities. It’s one pool. But there are two very different sides to managing what it means to the property.

The same is true of roofs, parking lots, elevators, landscaping, exterior maintenance, beach access, shared utilities, and other common elements. Because we work with both vacation rental owners and HOA boards, we’re accustomed to seeing the entire condo community rather than looking only at individual rental units.

We work with HOA boards

Our association management operation works directly with HOA boards to handle the less glamorous—but important—parts of keeping condo communities functioning. That includes managing association finances, coordinating vendors, overseeing maintenance projects, supporting board meetings, communicating with owners, and helping enforce governing documents and community policies.

Because our systems and experience are already built around condominiums, it’s a natural extension of what we do.

Why specializing in condos matters

Specialization means we’ve encountered the situations that are normal in condo communities but might be unusual for a manager accustomed primarily to standalone homes.

What happens when an individual condo needs maintenance but the problem may originate in a common element? Who communicates with guests when an HOA-managed amenity temporarily closes?

How do you build an individual rental brand inside a community where dozens of units share the same exterior and amenities? How do you coordinate the interests of vacation rental owners, full-time residents, HOA boards, guests, and onsite staff? How do you maintain consistent hospitality standards when every condo is individually owned and furnished?

Those aren’t edge cases for us. They’re Tuesday.

Condo owners deserve specialized management, too

There’s nothing wrong with managing giant vacation homes. It’s just not what we’ve built our company around.

We like condo vacation rentals. We enjoy taking an individually owned unit and figuring out how to make it stand out. We enjoy building recognizable brands around communities that might otherwise become a collection of unrelated Airbnb listings. We enjoy the operational puzzle of coordinating dozens of units under one roof.

And we understand that the long-term health of the building matters just as much as what happens during tonight’s reservation. Condo vacation rentals may be a smaller corner of the vacation rental industry. It happens to be ours.
